Flat roofs for the O'Hare industrial corridor.
Installed, repaired, and kept dry on contract.
Systems we install
Four low-slope systems cover almost every building between Elk Grove Village and Schaumburg. We install Carlisle and Elevate single-ply membranes and GAF modified bitumen. The table is the same one we bring to a walk-through, so you can compare a proposal against it line by line.
| System | Best for | Warranty (years) | Typical service life |
|---|---|---|---|
| TPO single-ply60 or 80 mil, mechanically fastened or fully adhered | Large warehouse and distribution roofs, buildings with rooftop HVAC traffic, owners who want a white reflective surface to cut summer cooling load. | 20 to 25, 30 with 80 mil | 22 to 30 years |
| EPDM single-ply60 mil black rubber, fully adhered | Roofs with many penetrations and curbs, decks that pond after a storm, owners who want the membrane that handles Chicago freeze-thaw with the fewest seam failures. | 20 to 30 | 25 to 30 years |
| Modified bitumenTwo-ply SBS, torch or cold-applied | Smaller flat roofs, condo and mixed-use buildings, tight parapets, roofs with heavy foot traffic from maintenance staff. | 12 to 20 | 18 to 25 years |
| Roof coatingsSilicone or acrylic restoration over a sound roof | A roof that is dry but aging. Buys ten to fifteen years with no tear-off, no dumpster, and no interruption to the plant floor below. | 10 to 20 | 10 to 20 years |

Warranty figures are the manufacturer no-dollar-limit terms available on each system as of September 2026 and depend on deck condition and insulation. Our own labor warranty is five years on every system, in writing, on page one of the proposal.
Flat roof repair and leak tracing
Most leaks on a flat roof show up thirty feet from where the water is getting in. We trace them instead of guessing, and we put the findings in writing before anyone talks about a new roof.
- Leak calls answered the same business day. On the roof within 24 hours from April through November, 48 hours in winter.
- Flood test or infrared moisture scan to locate wet insulation, with the scan images attached to the report.
- Written findings with photos delivered the same week, priced by the square foot so a property manager can approve it without a second visit.
- Repairs done in the same membrane as the roof. TPO gets heat-welded TPO, EPDM gets EPDM, not a bucket of mastic.
Every roof we hold a contract on sits within twenty minutes of O'Hare, from the Elk Grove Village industrial park east to Bensenville and north to Schaumburg.
Annual maintenance contract
Built for property managers with more than one roof to answer for. One price per building per year, two scheduled visits, a photo report after each one, and priority dispatch when it rains.
What is included
- Two inspections a year. April, after the freeze-thaw season, and October, before the first snow.
- Drains and scuppers cleared on both visits. Ponding is the number one cause of early membrane failure on this side of the county.
- Pitch pans, terminations and curbs resealed as needed, materials included.
- Small seam and puncture repairs up to 10 square feet done on the spot at no extra charge.
- Photo report to the manager within 48 hours of each visit, with a condition grade and a budget note for the next three years.
- Priority dispatch for leak calls, ahead of non-contract work, at contract labor rates.
From $1,200 a year per buildingQuoted per building after one walk-through. Portfolio pricing for five or more roofs.
What it costs to skip it
- A clogged scupper through one winter takes three to five years off a membrane that should have lasted twenty-five.
- A split seam found in April is a $400 patch. The same seam found in November, after it has wet the insulation, is a $6,000 to $12,000 tear-out of the wet section.
- Manufacturer warranties require documented semi-annual maintenance. No records, no warranty claim, no matter how good the install was.
- A Saturday emergency call runs about three times the cost of a scheduled visit and still ends with the same repair.
- Tenants find leaks before you do. A wet ceiling tile over a production line becomes a rent conversation, not a roof conversation.
I started Wolf Road Roofing in 2007 with one truck, a hot kettle, and a lease on the yard we still work out of at 1200 Wolf Road. Nineteen years later there are ten of us, all W-2, most of them here more than eight years, and every one of them can weld a TPO seam that passes a probe test the first time.
We only do flat and low-slope commercial work. No shingles, no gutters, no residential. That is why a property manager in Itasca can call me about a 60,000 square foot warehouse and get an answer, not a sales pitch.
I still walk every roof before we bid it, and I write every estimate myself: itemized by system, by square, and by detail, delivered within five business days of the walk. If the roof can be repaired instead of replaced, the estimate says so.

What the people who sign the contracts say
"We moved four buildings in the Elk Grove industrial park onto Greg's maintenance contract in 2025. This spring his report caught a failed pitch pan on Building C before it wet anything. The photo report is what my ownership group wants to see, and it shows up in two days like he says."
"Our 48-unit association had three roofing bids for a modified bitumen replacement. Wolf Road was the only one who flood-tested first and told us two of the four sections could wait. Saved the board about $70,000 this year and we will use them when the other two are due."
"Leak over a packaging line on a Tuesday afternoon. Crew was on the roof Wednesday morning, traced it to a curb forty feet from the drip, and welded it that day. Written findings by Friday. That is exactly what a plant manager needs."
Where we work
Commercial and industrial flat roofs only, for property managers, condo associations, and owner-occupied industrial buildings. Our crews are based at the Wolf Road yard, so every one of these is a short drive with a full truck.
- Elk Grove Village, including the industrial park along Busse, Devon, Higgins and Landmeier
- Bensenville
- Wood Dale
- Itasca
- Addison
- Schaumburg
Outside this list, call and ask. If the roof is within twenty minutes of O'Hare we will usually take it.
Request a roof walk
Send the form or call the shop. Greg or the office returns every request the same business day, and a walk-through is usually scheduled within the week.
